Most builders reports list the problems and stop. Ours can price them. We find the defect, we explain the structural cause, and we attach what the repair actually costs, taken from the live invoices of our own Auckland building jobs.
That is the difference between a warning and a number. Download the sample. It is the real thing, no email required, and it shows the thermal imaging and drone roof survey in use.
Every price here is exact and includes GST. Your floor area sets the price, and nothing on this page is a "from" figure you find out about later.
Want your figure with the add-ons included? The quote tool below works it out as you answer, and shows your total before you give us a single contact detail. Get your instant quote.

A weathertightness inspection costs the same as a standard inspection. It takes the same time on site and goes considerably deeper on everything that keeps water out.
Add-ons, any size
| Repair cost estimate | $190 | Every defect priced from live construction costs. Credited against the work if we do the repairs. |
|---|---|---|
| Thermal imaging scan | $90 | Finds moisture behind the linings. Worth it on a plaster home. |
| Drone roof inspection | $90 | Worth it on a two-storey home, where a ladder cannot show the whole roof. Subject to site access and airspace restrictions. |
| Methamphetamine test | $160 | Worth it on a rental purchase, or where the history is unknown. |
| Same-day report | $90 | If your deadline is inside 48 hours. |

Anton provided a very detailed and comprehensive report on all defects of the house to allow us to make an informed decision on our purchase. The add-on repair quote was of high quality as well. Highly Recommended!
Anton went above and beyond, carrying out thorough inspections on two different properties for us. The detailed findings and straightforward advice gave us the confidence in attending auction and purchasing. Could not recommend them highly enough!
We recently had a building inspection completed by Anton, and he made the whole process extremely easy. I simply paid the fee, and he contacted the agent directly, arranged a suitable time, and then provided a very comprehensive building report. Great service from start to finish — highly recommend.
Anton recently did an inspection for us. He was thorough, clearly explained what he found, and provided a detailed written report with photos. We were very happy with his work and would definitely use him again for any future inspections.
Whatever brought you here, the inspection is booked the same way. These are the seven situations people call us about, and what each one actually involves.
The most common reason people call, and the one most buyers mean when they say a builders report. Booked while you are conditional, so you know what you are buying before you commit. We find the defects, explain the structural cause, and can price the repairs, which gives you something to negotiate with rather than a list of warnings.
Also called a pre-settlement inspection. We come in before your final payment, while the builder is still contractually obliged to fix what we find. New builds fail on the details: bracing, flashings, insulation gaps and unfinished junctions. Once you have settled, those become your problem to chase.
Something has gone wrong with work on your property and you need an independent assessment you can act on. It is not always workmanship. One recent enquiry was cupped laminate flooring, which turned out to be a materials fault. Either way you get a report that stands up as evidence, whether the next step is a conversation with the builder or a tribunal.
A Healthy Homes assessment against the five standards landlords must meet: heating, insulation, ventilation, moisture ingress and drainage, and draught stopping. You get a written record of where the property complies and what has to change to close the gaps.
A focused inspection of everything that keeps water out, and considerably deeper than the standard one. A standard inspection covers weathertightness, but only to about a third of the depth of a dedicated one. This is going over every junction, penetration and flashing in detail. It takes the same time on site as a standard inspection and costs the same.
For work that was never signed off. We assess whether the better route is a Code Compliance Certificate, a Certificate of Acceptance, or a fresh building consent, and what each would require of you. It is a process we deal with regularly on our own consented jobs.
Where consent records are incomplete and someone, usually a council or a lawyer, needs a qualified opinion that existing work is safe and sanitary. Common on older properties with additions that predate the paperwork.
Every inspection meets NZS 4306:2005 across the seven required assessment areas, whichever reason you booked it for. Here is what we look at in each one, and where the limits sit.
We check wall linings, windows, doors, floors, bathrooms and kitchens. Wet areas get the closest attention. Failed shower tanking and poor waste-pipe work are leading causes of hidden decay in multi-storey townhouses.
Foundations, framing, piles, subfloor ventilation and drainage. Auckland ground runs from volcanic rock to reactive clay, and each brings its own foundation risks. We check bearers and joists for rot, borer and sag.
Roof cladding, flashings, guttering, framing and insulation fit. Flat roofs with parapets carry the highest risk. Gaps in insulation create condensation paths that end in mould and damage.
Cladding condition, joinery, decks, fencing and drainage. Homes built between 1988 and 2004 with monolithic cladding get their own risk check: eaves, balconies, balustrades and ground clearances.
Non-invasive moisture testing at the high-risk points. We run capacitance moisture profiling, which maps surface moisture, at window junctions, baseplates and service penetrations. Thermal imaging finds damp behind the surface. The camera and the drone are our own gear, in use on inspections.
Council records, consent history and code compliance certificates checked against the property file. Unconsented work matters, because its liability transfers to you with the title.
What this inspection can't tell you
This is a visual, non-invasive inspection of visible and accessible areas. We do not remove wall linings or dismantle anything, and we do not move furniture, stored items or floor coverings. A subfloor needs 400 to 500mm of clearance to enter safely. A roof space needs a 600mm hatch. Roof exteriors are assessed from a 3.6m ladder where the pitch is under 25 to 30 degrees and the surface is dry, and from the ground with binoculars where it is not.
Every area we could not assess is documented, with the reason. You will know exactly what was assessed, what was not, and why.
Anton Shipov · BEng (Hons) Civil Engineering · Active Licensed Building Practitioner · Professional Indemnity insured
An active builder, not a retired one. Anton is on Auckland sites now through Red Square Construction, pricing the same repairs he reports on, and he is a council-approved inspector on our own builds. Behind him sit certified Licensed Building Practitioners, senior building inspectors and structural engineers.
The Independence Guarantee. Every report is governed by NZS 4306:2005, Professional Indemnity insurance and the Consumer Guarantees Act, whoever ends up doing the repairs. Our LBP Record of Work liability runs one way for 10 years, toward finding every defect. The report is yours. The findings stand on their own.
Using our construction team afterwards is entirely optional. If you do, the $190 repair estimate fee is credited back, and every inspection carries a $200 voucher toward future work either way.
Check what the price includes. Ours is GST-inclusive, and we can price every defect we find. A cheaper report that lists problems without numbers leaves you negotiating a six-figure purchase blind. One second-opinion client worked this out the hard way: they paid another firm 15% more than our price for the same scope, because the quote left GST off.
You can do that, and the law is blunt about it. Clause 9.4 of the ADLS Agreement requires a suitably qualified inspector for your cancellation right to survive, and a mate carries no Professional Indemnity insurance for inspection work. Free can cost you your deposit.
That is the window this service is built for. Your time slot is confirmed within hours, the inspection takes 2 to 4 hours on site, and the report can be same-day for $90 if you need it.
Add the repair cost estimate to your inspection for $190, and every defect we find comes back with what it costs to put right, priced from live Auckland construction invoices rather than an industry average.
Those figures come from Red Square Construction, the building company Anton also leads and a Registered Master Builder. It is on Auckland sites now, which is why the numbers are current.
Choose Red Square for the repairs and the $190 estimate fee is credited back, so pricing the defects ends up costing you nothing. There is no obligation. The report is yours, and you can take it to any builder in Auckland for competitive quotes. Every inspection also carries a $200 voucher toward future renovation or maintenance work, whether or not you end up buying the property.
The price comes first. We will not ask for your contact details until you have seen what your inspection costs.
